Average Price to Sand and Refinish Hardwood Floors

How much to refinish hardwood floor

Does anyone know how much would cost to refinish oak hardwood floor for approx. g square feet? Or is it even worth to refinish? Information technology's at least 15-twenty years. And I'm going to live in the place for 2-3 years. What if I but replace with laminate floor. Would information technology make a big difference in terms of the cost?

Laminate is no replacement for existent hardwood.
The prices for refinishing vary dramatically and as with most things, y'all become what you pay for. Prices also vary if you want oil based or water based finish.
Your best bet is to call established floor stores and ask them. Exercise not go Kijijji and just selection the cheapest person.

I went through this process a year or so agone and information technology was a real middle-opener. I had a heck of a time trying to become someone to just give me a quote. Either all these guys are super busy or they want large jobs. I take about 600 sq. feet or so, and simply one of the refinishing companies chosen me back out of the 4 or 5 that I contacted. The guy came to the house and told me it couldn't be done because the floors were besides onetime/damaged, which was bull. He merely didn't want to make the effort to do a small house. In the end, I'm simply doing the job myself. It won't look every bit nice as a professional job, just it will be a huge improvement. I'm happy with what I've done so far.

I did, however, go a quote of $700 (only via phone, the guy didn't come out) to re-exercise my parent'south 12x12' kitchen. Nosotros didn't become alee with that considering we thought it was too high.

I got a quote of $3000-3500. Non sure if that's a decent cost. Simply personally it beyond my budget. He recommended to replace to laminate for $4000. Not sure what to do now.

going rate in Ottawa is $1-1.xv/sq.ft....try calling a few more places

Ask in the hardwood flooring topic, patrob will probable have a referral. However if 3500 is beyond your budget, all-time to do nothing as that is a reasonable quote. Definitely practice not change to laminate.

If $3K- 3500 is across your budget, then and so is $4K.
Anyhow, equally I mentioned, if they tin exist redone, do that and don't practice laminate. Cheap laminate, $iii to $5 per sq ft looks cheap. $3 per sq ft is much better spent on refinishing than on laminate.

That'southward virtually correct. It'south in the range of $3+ psf for refinishing which is close to the labour cost for install.

Supercede is a flake more double on the inexpensive end

We refinished our maple hardwood last year - sanded and restained. We only had about 400 sq. ft. We paid virtually $1500 - not cheap, but they did a fantastic job. Brabus Hardwood out of Mississauga. Nosotros got quotes that were much cheaper, just these guys said their process was significantly less dusty - and they had some crazy grit sucking up mechanism that actually worked. Highly recommend them.

If you lot're only going to live in that location a couple of years, and then why carp? Especially since they don't look that bad from the photos (I tin can't meet whatsoever deep scratches).

What work are you quoting at that price? We paid $three.50/sq ft for 500 sq ft for sand, stain and 3 coats of poly and that was at the cheaper end of the five quotes we got. Anyone you would recommend at the prices you quoted?

IIRC we paid $3k incl. tax for approx. 700 sf. The other 2 quotes nosotros got were more.
If you're going to live at that place for ii-three years I don't think it'southward worth it. If you detect it hard to live with the colour, possibly use a large carpet?

Sand, Stain and an actress thick glaze of poly. Haven't had any issues even on units that are 8 years old now. Ed's Flooring, I can PM you info if youre interested in the Ottawa area. He is ordinarily crazy decorated tho and likely needs seven-8 weeks detect

Does such a service exist when re-finishing woods floors to create the more than rugged "manus-scraped" await.

We've got a decent quality architect installed maple hardwood floor in our home that are because having refinished in a darker brown/black colour than the current caramel colour.

We adopt the look, durability & ease of maintenance of the hand scraped floor over the perfectly smooth finish we currently accept.

I did it myself OP back in 2009 1000sqft. Rented the sander from Dwelling house Depot for the 24-hour interval, some sand paper, staining cloths/sponges, couple gallons of stain and varathane. Inexpensive if yous can DYI, I think I paid $60 for the sander, $twoscore/gallon for stain/finish, so probably about $500. Floor finish lasted until I tore it all upwards last year in favor of new floor.

Its really not a bad DYI if y'all can handle the smell. I did two bedrooms and a living room for under $500.00 as well. That is three coats of verethane at $75/gallon

It's definitely a 'articulate' your calendar blazon job as the coatings have to be washed on certain times/intervals. And just alot of cleaning and slight sanding in between (make sure to become some knee pads). If you got schedule flexibility, and willingness to try, y'all should definitely get for the diy.

I haven't seen a lot of full general contractors & DIY refinish wood flooring that ended up looking like crap (think of a DIYer trying to repaint his car with a spray tin and articulate coat in his garage)
This applies to darker color stains especially. It looks crappy because you can come across all the imperfection, streaks, and unevenness and dust spectacle on the coating. They show a lot on a nighttime, clean looking floor. If you are doing natural and lighter color on oak, a "substandard" finish doesn't await tooooo bad because the imperfection doesn't show every bit much.


I regularly spotter this guy'due south youtube channel. I'd say he is a very expert carpenter / woodworker, but when I await at his DIY floor refinish..the outcome is honestly quite bad. Look at the very stop of the video, yous tin meet all the uneveness on the coating, and this is on a natural colour. On the dark color it would've look 10x worst. (To his credit, he has zero experience with refinishing a floor also and he stated so. Just saying if you DIY with no assist or feel, dont' look your finish to look any better than his)
